​How much is the application fee, and how long is it valid?

The application fee is $75 and is non-refundable. Applications remain on file and are valid for 90 days.

 

How much is the deposit?

The security deposit amount depends on your individual credit score and can range from $100 to one full month's rent. The deposit is:

  • Refundable if canceled within 3 banking days.

  • Not applied to rent.

  • Refunded 30 days after move-out, provided all move-out qualifications are met.

 

How long can I hold a unit after paying the deposit?

A deposit can hold a unit for up to 4 weeks.

 

What units are currently available?

Availability changes daily and units are offered on a first-come, first-served basis.

 

What are the qualifications to apply?

Approval is based on:

  1. Income: Must be at least 3 times the rent.

  2. Credit Score: A minimum of 560 is required.

  3. Background Check: All applicants are subject to a background screening.

 

Please note that income and credit must be verified for one individual, even if married.

What happens after I submit my application?

Once your application is submitted, please allow 3-4 business days for processing. Upon approval, Powers Properties will require a security deposit, which may range from $100 to up to one full month's rent, depending on your application score.

If you choose to cancel your application within 3 banking days of submitting your security deposit, Powers Properties will issue a full refund. However, if you cancel after 3 banking days or fail to execute your lease agreement within 14 days of receiving it, the security deposit will be retained as damages for lost rent.

What happens after I request a transfer of possession?

Once your request is submitted, please allow 3-4 business days for processing. We will match your request with the incoming tenant's application. It is important that the incoming tenant submits their application within 10 days to match your requested timeline.

After the incoming tenant’s application is approved, you will be contacted to schedule a walkthrough with the property manager to confirm the condition of the unit.

 

Do you allow pets?

Yes, we are a pet-friendly property!

  • Pet Fee: A one-time fee of $200, which covers up to 2 pets.

  • Please inquire about specific breed restrictions.

 

What is the refurbishing/administration fee for?

The $500 refurbishing/administration fee, due on the day of move-in, covers:

  • Professional cleaning of the apartment.

  • Touch-up paint.

  • Professional floor cleaning.

  • Repair of minor holes upon vacancy.​

 

Please note that this fee is non-refundable and does not guarantee new carpet or a completely repainted apartment.
